Our Process

1. Purchase Agreement

Let us know how you want the deed to read and we'll send you a Purchase Agreement to review. Our Purchase Agreements are straight-forward and easy-to-understand. You can sign the Purchase Agreement electronically.

2. $1,000 Deposit (amount goes towards purchase price)

We require a $1,000 deposit to 'go under contract' and take our property off the market. The entire $1,000 deposit goes towards the purchase price of the property. The deposit is non-refundable. The deposit is paid directly to the title company.

3. Title Company Prepares Paperwork

After receiving the signed Purchase Agreement and Deposit, we will hire a reputable title company to conduct a title search, get a title insurance policy and prepare the deed and other necessary paperwork. You can contact the title company anytime with your questions. The title company works for both you and us to make sure the transaction is done correctly.

4. You (Buyer) Send Funds to Title Company

We'll contact you once the title company has completed the title search and is ready to issue your title insurance for your new property. At this point, you will be responsible for sending the rest of the funds to the title company's escrow account by the date stated on the Purchase Agreement. Note - funds can only be sent by wire transfer or cashier's check.

5. You (Buyer) Sign Title Company's Documents

Typically, (it varies from state to state) the buyer only needs to sign very basic paperwork to complete a vacant land transaction. For example in Florida, there is no need for the buyer's paperwork to be notarized. If a notary is required, we're happy to arrange for a notary to meet you at the time and place of your choosing.

That's it!

The title company will mail you the paper version of the Warranty Deed after they receive it back from the county. In most counties you will be able to visit the county's website and see your name as the owner of the property.
