Yes! We own every property we sell. You’re dealing directly with the property owner. This means you’re getting the best price and can purchase your land quickly. No real estate agent commissions or assignment contracts. 

An Impact Fee is a type of tax that’s commonly used throughout the state of Florida. Impact Fees vary from county to county and not all counties in Florida have Impact Fees. An Impact Fee is a one-time tax that’s paid once you build or place a home on a previously undeveloped piece of land. 

A Warranty Deed is the best type of deed you can get. Simply put – we provide a guarantee that the property you bought is 100% yours. A Warranty Deed is required to purchase Title Insurance. Title Insurance is typically required for banks and traditional lenders to provide a loan for new construction. It’s rare that you could get a loan to build a new house without title insurance and thus, a Warranty Deed. 

Many times Title Insurance is required for banks to provide a new construction loan. In other words, you won’t be able to get a loan to finance building a new home with out a title insurance policy on the land.  Title Insurance protects land owners in the (very) rare case that someone else makes a claim to the land.

Yes! No surprises here. When you buy a property from us you are buying a property that’s 100% free and clear. We have outside, professional title companies perform detailed title searches, work to issue title insurance and record deeds with the local county. A title company works as a third-party in the transaction – ensuring that you are getting exactly what you paid for. And we cover the costs for the title company! 

No. We do not physically show our properties. You are welcome to walk on the property on your own.

Of course. We work with buyers’ agents all the time. Know that our pricing does not include paying a commission to buyer’s agents. In other words, you would be responsible for compensating your agent. 

We work with property owners who no longer need or want their vacant land. Many times the people we buy from inherited the property or had some sort of change of plans and want to sell their properties at a deep discount. We then pass along those discounts to our customers. 

Our model is simple – we buy property at deep discounts and pass those discounts along to our customers. We like to sell properties as soon as we buy them. So, we try to price our properties lower to attract more buyers. We keep our business costs to a minimum – we sell our properties online and work out of our home! Heck, we even built this website by ourselves 🙂

We buy properties under different company names. We’re happy to send you a copy of the deed that was recorded – proving our ownership. And, if you decide to purchase the property, know that you will be receiving a Warranty Deed. This is the best, safest type of deed you can get. A Warranty Deed is a sort of guarantee that the property you are purchasing is 100% yours. And….we pay 100% of the title search and closing cost fees!
