This property is for the person who values nature and privacy. This part of Collier County is in an environmentally protected area. This parcel, and all the neighboring parcels, are 5+ acres. And, all these parcels can only be partially cleared in order to protect the native vegetation. You (and your neighbors) can clear up to 20% of the parcel. You can clear one acre for your home. Talk about privacy…you’ll have plenty of palm and pines surrounding your (and your neighbor’s) homes.
In the front of the property is a large canal. Water from this property drains into the canal. This means the chances of wetlands on this property is nearly zero. We haven’t performed a wetland survey but the environmental people at the county and state DEP said the chances of wetlands are very unlikely. Like with any property in this area it’s recommended that the buyer perform their own environmental studies if they intend to build.
Only site-built homes are allowed. There is no HOA, architectural mandates, timelines to build or any of that hassle.
The road leading to the property is a dirt road that…well…can be a little tough to navigate during in the summer when it rains every day. No one drives on this road unless they live in the area.

There are Impact Fees in place in Collier County. You can use the county’s calculator to determine impact fees based on the size of the home you want to build. This property is in the ‘Greater Naples Fire District.’
